I have both a HDB and a private condo.
1) Do I need to sell my condo first before I can sell my existing HDB to downgrade to a smaller HDB?
2) Are there any waiting period etc.
3) If I want to downgrade to a BTO, what are the penalties?

Hi, in order for you to transition from owning a private condo and HDB to buying another HDB. You will have to dispose of both of them ,but at different timelines. There will be no waiting period if you are planning to buy a resale 4room and smaller if you are above 55years old .

If you are planning to get any subsidy or hdb loan for the smaller hdb that you plan to buy, the waitout period after selling the condo is 30months , if you do not plan to get any subsidies , the wait out period is 15months . It will be ideal to sell your private condo first, so you can still continue staying in your hdb flat. Once the wait out period is over, you can apply for a BTO and see if you can get it ( there might be a resale levy ). As for the current hdb you are staying at, you can choose to dispose of it within 6months of collection of key for your BTO.

Hi Amanda,

Yes if you are below 55 years old, you need to sell private condo first, wait out 15 months before you are eligible to buy resale HDB. If you are 55 years old and above, you can buy 4-room size and below after selling the private property. But your existing hdb has to be sold within 6 months of key collection to next flat. Just curious why you are looking to sell though, presumably one of the properties is reaping rental income regularly for you.

For BTO, you have to wait out 30 months after selling the private property, so that could be a bit challenging unless you don't mind the wait.

If you are aged 55 years old or above, you can purchase a 4 room resale HDB or smaller immediately after the sale of your properties. For other resale options, you will need to wait out 15 months after the disposal of your private property. For BTO, you will need to wait out for a period of 30 months if you fulfill all other eligibility criteria.

Hi Amanda,

1. Under the current rules, you (and your spouse) will need to be above the age of 55 years old before you can downgrade to a smaller HDB after you sell both the condo and the HDB. I will suggest that you sell the condo first and then followed by the HDB. As to whether to sell the HDB or Condo first, I would suggest you to sell the one which you are not staying at now so that we can plan the sale and purchase in a manner that you can transit smoothly from your current place to the new HDB without the need for an interim housing solution.

2. The waiting period of 15 months will apply if you (and your spouse) are below the age of 55 years old. If you wish to downgrade to a BTO, you must be able to satisfy the criteria of buying a BTO and also observe a 30 months wait out period after the sale of the private condo. This approach may not be ideal due to the long waiting time, 30 months wait out period + the 4 to 5 years building time.

If you both are below 55, waiting time is 15 months. For BTO the waiting time will be 30 months instead.
