I have an existing 4rm and am waiting for bto completion. I need the sales proceeds to pay for the new bto flat when collecting the keys. I am not taking any loans and I do not want to. I do not have any alternate place to stay if i sell and hand over keys of my existing flat. Any expert advice? Pls remember I do not want to take any loan. Thanks.

Morning Edwin, We can always work things out with your prospective buyer, by arranging the HDB appointment timing accordingly. Hi Mr Tan, It is easy to talk on paper about timing it perfectly but another thing to do so. I bet that most of us here have not exactly managed anything like this seamlessly. Point taken on your reluctance to take any loan for your BTO purchase but when is the estimated completion for it? 1 or 2 years later? If you do not intend to take up loan, how about renting a temporary accommodation while you wait out for the BTO completion after selling? Take note that if your BTO unit is a bare unit, you will still need to take up time to do up the place therefore key collection has to be before you complete your sale if you do not wish to rent so there is no solution to your highlighted scenario unless you decide to do what my client did in taking up a bridging loan. 1 case I have managed last year around Chinese New Year was the client had put the unit up for sale in Mcnair Rd immediately receiving the notice to collect keys. They had approached the HDB to defer the collection of keys until they found the buyer for their existing place. Fortunately, I secured the offer within 1 week of marketing the unit at $100k COV and buyer exercised the Option To Purchase within 2 weeks. With the Option To Purchase, my clients took up a bridging loan such that keys to their Buangkok flat can be collected and renovations done before the completion of their Mcnair Rd unit, therefore they were able to move in immediate upon the completion of sale while paying a token of money for the bridging loan secured.
