As per your plans , yes the bank can loan you up to a max 80% of the condo , but loan quantum is also subject to your age and income .

Please note there are lots of costs if you choose the rental income route , in short , rental yield is very low .

Costs in sequence according to weightage . :

Most significant is Additional buyer stamp duty ABSD 7% of condo cost .
Bad paymaster tenant = non payment .
Vacant months = no rent to collect .
Maintainance fee of condo approx few hundred $$ per month .
Income tax generated from rental income .
Property tax .
Wear and tear maintainance of your rental property .
Property Agent fee .

Hi,

Since you have no outstanding mortgage loan for the hdb, the next property you can take max 80% loan. It is also subject to your age, income, credit profile and any other debt obligation you have at the moment. Do note that 7% ABSD applies if you are SC.

Good afternoon,

Since you do not have any exisiting mortgage, you will be eligible for 80% loan.l, subjected to your credit and income status. However, if you are SPR, you will be required to sell away your HDB unit within 6 months from Key collection. If you are SC, ABSD will be payable. You will also be required to serve the CPF minimum sum requirement.

Max 50% loan only apply for the 2nd property loan. Since you had already fully paid the current HDB, you will be eligible up to 80% loan.
