I have a single scheme HDB (2 room flexi) under my name which is only going to TOP soon this year 2023 and my GF which we plan to get married soon have already have a condo under her name. Will getting married affect anything under this situation?

Hi Sir,

Yes, if you get married before you collect the keys to your BTO flat, you may be forced to forfeit the flat. And if you get married after you collect the BTO keys, your GF may be required to sell off her condo, as you will need to serve a 5-year MOP.

    Should you get married after you collect the BTO keys, you are required to name her as an essential occupier. This will mean that she will have to dispose off her condo latest within 6 months upon your marriage.

    The only way to hold onto both properties would be to only get married after you had served the 5-year MOP of your BTO flat.

    I plan to collect the key first then get marry to avoid having to give up either. My thought is since the BTO is only under my name and the condo is only under hers, should not have any conflict?

it will be best to dial HDB hotline to derive the best solution for both of you.

Usually they will ask you to sell off either property.

Hi Alvin,

1) You won't be eligible to collect the key once you get married before key collection due to the changes in your marital status.
2) The HDB would want your future spouse to dispose of her condo if you get married after the collection of keys.
3) The only way to avoid selling the condo and keep the HDB is you get married after the MOP of your flat.

According to HDB policies, getting married while owning a single scheme HDB flat and a condo under your girlfriend's name may have certain implications.

Firstly, if you decide to get married, you will need to decide which property to retain as your matrimonial home. HDB has a policy that only allows Singapore citizens or Permanent Residents who are first-timers to buy a new HDB flat or DBSS flat directly from HDB. Therefore, if you choose to keep the HDB flat, your girlfriend may need to sell her condo.

However, if you decide to keep the condo as your matrimonial home, you may have to relinquish the ownership of the HDB flat. This is because HDB does not allow Singapore citizens or Permanent Residents who own a private property to concurrently own an HDB flat.
