With the latest URA guideline on Development Control,

a. Your land size of 12,000sqft or 1,114.8sqm can still be redeveloped into new flats development.

b. The maximum number of dwelling units per development is 15 Dwellings Units i.e. based on plot ratio of 1.4 @ 100sqm in Telok Kurau area. (Refer to URA latest DC guidelines)

The increase in minimum plot size and unit permissible will have a impact on the landed property price for redevelopment.
