I have a private property. Can i check if i can purchase a HDB resale with my spouse, with me as an essential occupier, when i sell off my private property, or i am subjected too to the min 15 months duration even as an essential occupier?

By the way, yes after selling away your condo unit, you would be required to wait for a period of 15 months to be eligible to purchase the next HDB flat together with your spouse.

Hi Ching Sian,

Yes the 15 month wait out period applies to both the owner and essential occupier. If you are 55 years old and above buying a 4-room and below unit, you need not wait out this 15 month period.

The latest cooling measures from 30 September 2022 indicated Private property owners will now have to wait for 15 months after selling their property before they can buy a non-subsidised HDB resale flat.
This 15-month wait-out period will be exempted for seniors aged 55 and above who are moving from their private property to a 4-room or smaller resale flat.
This will be applied to essential occupier as well

Selling:
1. Before deciding to sell your private property, it will be good to know the estimated valuation first
Selling price will be depend on level, facing, condition of unit, etc

Yes, it applies as both you and your spouse is being regarded as a single entity, therefore regardless whether you are listed as co-owner or essential occupier, the 15 months period is required.

To purchase a resale HDB, you will need to form a family nucleus with your spouse and even as an essential occupier, you will need to observe the 15 months period before you will be eligible.

Hi Ching San,

1) When come to buying an HDB flat, both husband and wife's names must be in the application. This has nothing to do with ownership.
2) With the new policy implemented in Sep 2022, you have to wait for 15 months after selling before eligible to apply to buy an HDB flat with your spouse.
3) The only exception to the new policy is only if you are at or above 55 yrs old and buying a 4-rm or smaller flat is excused from the wait-out period.
