Indeed, MG flats are pretty rare in the market.

If you are serious in selling, why not proceed to do a HDB valuation first? From the valuation, you can set a desired selling price.

Of course, if you can advise me the exact block, i can try to estimate the selling price.

Can I confirm that your unit is 190sqm? You are right that there have been no recent transactions recorded for a MG unit in Bedok town, let alone Bedok Reservoir.

Nevertheless, basing on the recent transactions for Executive units in the past 3 months as a reference base, where most are transacted around $420psf, you could be looking potentially at around $780k based on $380psf in my own estimation, as quantum for bigger units is higher, thus lower $psf.

There is a smaller MG unit listed in Bedok North which is smaller than your unit looking at $660k for your information.
