1) I suggest you settle the domestic matters with your girlfriend before making the next move.
2) It is very clear on the HDB website that both owners and occupiers are not to own any private property locally and overseas.
3) So if you intend to buy a 2-room BTO in the near future, and get married. Then you might be stuck.
4) Your spouse will be the occupier of the BTO after marriage. Since she owns an overseas property, the HDB will want her to sell it away.
5) Should you now buy a resale HDB flat, you will encounter a similar situation as buying the BTO.
6) If she intends to work and live here for the long term. It is better not to buy the Malaysia property now.
7) She can still buy it after the MOP of your BTO or resale flat.
8) You may apply for a bigger BTO with her as an occupier under the fiance/fiancee scheme. So you will still be the sole owner of the flat if that was the initial plan.
9) Honestly, the property appreciation in Malaysia is almost negligible as far as I'm aware. So buying later will not be much higher than buying now.
