I have a joint ownership of a private property with my wife. We are intending to restructure the home loan so that the loan is only under one person but the property ownership is under both of us. Is this possible ?

Why not speak to a banker on this subject matter? When it comes to residential home loan for joint ownership, it can be done with single borrower, however, then only the borrower's income will be taken into consideration when it comes to loan assessment.

Is your current home loan already out of the lock in period and you are ready for refinance?

Yes its possible, but the remaining borrower needs to be able to finance the loan on his or her sole income. And also, should preferably do so when out of the lock in period (if any) to avoid the hefty penalties.
