Hi, no worries if the tenant wishes to renew by then as you have the right to end the lease and not to continue anymore when the lease finishes.

Good morning,
Unless it is stated in your tenancy agreement, your tenant may reject viewings during the tenancy period. Sometimes to get around this, we build good relationships with the tenant as well so they can assist to not just open up for viewings but also tidy up as well. When the tenancy is over, only if both parties are willing to renew then can. So if you don't want to renew, can exit after tenancy ends.

Actually this is pretty common sight for tenanted units. Recently we took over a tenanted penthouse to market and we managed to strike a good rapport with the tenant and viewings are conducted quite regularly. We agreed on a particular viewing schedule and all we need to do is to adhere to the schedule and all is good.

You may want to meet up with the tenant face to face for a discussion. You can propose a viewing session once a week or once every 2 weeks to their convenience.

You will definitely need to have viewings in otder to sell the unit. As for the renewal, as the landlord, you have the choice of renewing or not when the lease expire.

If you are serious about selling your landed , it will be better you dont renew the rental lease , reason being easier viewing appointments, and a tidy empty house will impress the buyer more , vise versa, if you are not serious about selling your landed , then status quo collect rent will be good .
