Hi,

Typically, I would suggest to market the condo for sale first as typically it takes a longer time in current subdued resale private market to secure a buyer, due to loans curbs and a smaller buyer pool. At the same time, you can also start to inform the tenant about the impending sale as HDB regulations is such that you have to sell the HDB without any tenancy ongoing.

However, as you are currently staying in the condo, selling the condo first may not be your preference as I understand all owners prefer not to move twice. If this is crucial to you, perhaps selling the HDB first will be the first step. Will be happy to hear more about your preference in terms of timeline planning.

I will also suggest not to buy first, as once you commit to the HDB Exec, you are required to sell away your other residential properties within 6 months after key collection to the HDB exec. This exposes you to time pressures which will be disadvantageous towards your potential selling price.

Good morning,

I would recommend that you sell off your HDB unit first if the lease is near it's expiry. With the sales of your HDB unit, you can get sufficient fund to pay for the down payment without the need to obtain bridging loan. It will also allow you to have a roof over your head while you source of the Jumbo or EA that you require. We can concurrently market your condo once your HDB have secured a buyer.

Hi,

I would suggest you start to market both at the same time. But if you really want to sell one first, I would prefer you sell off your HDB first.

Reasons is because HDB transactions takes a longer completion period than that of a private condo. You can choose to sell off your HDB first, then use the proceeds for your next HDB purchase.

The sale of your private condo can come at a slightly later stage, as you have up to 6 months upon completion of your HDB purchase to sell off the property.

Having said that, as private resale is still considered a slow market now, I would prefer you start to sell your condo at the same time too, and work on a "lease-back" agreement with your buyer of your condo.

You may want to check when does your hdb rental lease end .

You may want to sell your condo later so that you don't have to shift twice during the interim period , or to negotiate with the buyer of your condo , 3months extension stay for your family after sales completion , subject to the buyer being agreeable .

There is no strict regulation to abide by , as to which property to sell first .

Typical transaction time frame for HDB resale is longer than a private property, however, certain conditions on the sale of private property can be discussed for example an extension of stay and etc.

If you require sales proceeds of both your existing condo and HDB to come in for your purchase to complete, it makes not much difference which to sell first. Rather we need to know more details about both units as the demand and supply in the different estates could be different and strategies applied to the marketing process could be different.
