I have a company and drawing director fee, same time I also been pay monthly as an employee from another company( pay cpf)
How does the bank do the tdsr? Director fee (hairline cut 70% further deduct 45% ) + company A salary (deduct 45%) ?

Hi,

If the company is solely owned by you, typically the income drawn from there will have a haircut of 30% (subject to bank assessment) in terms of recognition for loan purposes. For monthly income with CPF contribution drawn as employee from other companies not owned by you, typically no haircut applied.

Thereafter, TDSR of 55% will be factor in when calculating the income.

If you are intending to purchase a property and unsure of your loan potential, the most straightforward thing to do is to check with a banker direct to work out on your in principle approval for bank loan. They will do the assessment based on your current income situation and work out the numbers for you.

Hi,

1) Director fee is not a permanent and consistent amount and thus will be classified as other income which will suffer from a 30% haircut.
2) Monthly salary as an employee will be classified as a fixed income. This will not suffer from any haircut.
3) Do note that with the latest cooling measures implemented in 2021, the percentage of income that can be utilized for housing loans has reduced from 60% to 55% for private residential property.
4) This means that your housing loan amount will be reduced for private residential property.
5) If you are keen on buying a residential property for your own stay, it is recommended to do it sooner than later before another tweet in cooling measure to further reduce the level of leveraging.
