From your description, I would have to say that you are staying either in Blk 113 or 114 and facing the Telok Blangah Hill Park. I would not say it's totally impossible as units within this two blocks are very rare.

It is quite challenging to hit $150k COV although like what my fellow professionals have mentioned, units in this area are rare and the relatively young age of the property makes it even more attractive. Bearing that in mind, however, with $900k you are likely able to afford to purchase a resale EC in some other areas where one can enjoy the facilities, therefore prospective buyers will come in for hard decision. It will very much be the skills of the salesperson who can convince the buyer to part with the COV to purchase your unit.
