Let's take reference from the only 5 room unit in Cassia Crescent as a gauge. Its valuation is already $600k plus but it could be more if its a high floor unit or in good condition (move in, only need minor renovation and so on.)

If your condition of your unit is good, good facing and etc, I think it probably can fetch 660k and above but no guaranteed. As I am not a professional valuer, this is only my opinion thus I will advise you to do a formal valuation thus from there, you can work out the figures to sell.

    Thanks. I saw the resale transactions for my type of unit but lower floor, was sold at $710k. So I think I'm able to fetch slightly higher.

Low floor, corner unit, around your place have being valued at $650k and asking at $700k+. Pricing of unit differs based on level, condition, renovation, facing and ethnic restriction (if applicable)

Prices around the area will not differ too greatly unless your unit has distinct features which no other units can match. As mentioned by my fellow professionals, based on the past transacted datas and existing market calling prices, your mentioned unit is likely to be in the $600k+ range but this is only a very rough estimate and will not do you justice if you were to take this figure we have quoted.
