It depends on your objectives whether you wish to have a passive income in the form of rental or to profit from this current hdb and reinvest the funds into another property for potential profit in the future.

Testimonial from Satisfied Clients

“I would like to recommend Nick Tan from SRI. Before we engaged Nick, we were working with another agent from a very popular property agency in February 2017. We decided to terminate the contract after 5 weeks of zero viewings and no paper advertisements. Basically he was just waiting for phone calls. We engaged Nick on 20th April and by 10th of May, our unit was sold off. Why Nick? 1. He has good marketing strategies 2. He always kept us posted on what he did (communications!) 3. He made sure we understand the current market situation but he will consistently reassure us that the unit can be sold off 4. He is not greedy and trusting 5. He walks the talk”
Peter & Wendy (Property Seller)

I write to commend Nick Tan (R040814C). When my husband and I first met Nick, we were impressed by his drive, commitment, business acumen and strategical thinking, and decided to engage him. We were not disappointed. Nick sourced for prospective quality buyers in a targeted methodical fashion and was effective in connecting us with serious buyers, notwithstanding the fact that the search primarily took place over Dec – Feb (a traditional lull period). Throughout the transaction, he also gave us helpful advice in various aspects; the advice reflected his personal experience and expertise and was not simply regurgitated from public sources without any value-add. Further, Nick went beyond the call of duty of a competent professional. He had a sense of humanity in the way he interacted with myself and the other parties to the transaction such as my parents. As an example, my newborn daughter was warded into A&E on the completion date of the transaction; the care and concern that Nick showed went beyond the scope of work of an estate agent. I commend Nick for his capabilities and character, and would certainly wish to engage him for future property transactions.
Weilun & Benita (Property Seller)

“We are very grateful to Nick for his extensive marketing efforts. With his comprehensive marketing plan, he helped us to achieve a record selling price within 2 weeks of listing our property for sale! We highly recommend his service to anyone who is keen to sell their properties.”
Mr & Mrs Wong (Property Seller)

“Nick has conducted himself ethically and professionally when handling the sales of our property. Thanks to his patience and perseverance, we managed to secure a sales price beyond our expectations. We are very happy and satisfied with his services and will definitely recommend him to our friends and family in the future.”
Mr & Mrs Tan (Seller of Inter-Terrace House)

“Nick provides a delightful customer experience from day one when I engage him as my agent to look for a flat of my choice to the completion of the deal. He is competent, resourceful and has a pleasant manner to work with. He is the Agent of my choice in dealing with properties and I would highly recommend him to others who would appreciate an agent that takes care and can give the customer a peaceful mind.”

Dear sir/madam,

There is no easy way to answer your question. I believe that we all know that rental yield for HDB gives the best return of investment when compared to private properties, however, with declining rental for private homes and HDB, due to the supply available in the market, it makes it more attractive for prospective tenants to be looking out for private homes with facilities. The balance pool of tenants are likely professionals grouped to co-share an apartment, or those on a lower budget to look at HDB for an alternatives.

The next consideration is that HDB is an asset class that is lower on liquidity level, meaning the only option you have in order to cash out will be via resale channel. A sales process typical takes an average of 3 months before you get your hands on the proceeds. If your HDB is of relative young age, there can be possibly room for appreciation, however, if we look at the big data, HDB resale price index has not been encouraging for quite a while.

I have been in the real estate business since 2009, with more than 10years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. Hi,

Many factors such as your preferred lifestyle now, and whether the pricing can hold, the master plan of the area and also whether there's opportunity costs in holding onto the property. Its not a straightforward answer which requires assessment of various factors tailored to your current situation.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

-- HDB BTO 4rm Sellers Mr. Farvin & Ms. Sel --

Ivan was the first agent that we met up with and right from the offset we had good vibes as he has a friendly personal approach, detailed working style and focuses on building the long-term relationship. He is a committed professional and has fast execution, so we felt assured that things are done well and we can entrust the sale process entirely to him.

We're looking to find an investment property next and will be glad to work with Ivan again for the long-term to restructure our property portfolio. He has become a friend now, and we are most happy to recommend his professional services to our loved ones and friends.

--- HDB Flat Upgraders Mr. & Mrs. Lee ---

We decided to engage Ivan as our agent as we were impressed with how he answered all our enquiries. He has helped us to find our ideal unit and also sold our current unit. He was very patient and never pushy when we were looking for our ideal unit. He would tell us that it is always important to find a unit that we really liked. Thanks Ivan! :)

-- Sellers of Exec Maisonette Gaffoor & Isha --

Buying or selling property is a big decision, as we wanted to make sure our agent is someone we can trust, get in touch with, and approachable. Ivan certainly fits the bill. He was available anytime of the day to answer our queries and was with us throughout the process. We have no reservations in recommending him. Read More

Hi,

It will be very dependent on your current financial cash flow as well as objectives towards the end of your property asset planning. Although it will make better sense to cash out and convert your profits from MOP HDB to private property for you to obtain better Return of Investment, there are many factors in play that you would need to consider before taking the first step. Good luck and feel free to ask us if you have any questions

Dear Sir/Madam.

I am glad to be of service. Firstly, I would like to congratulate for achieving 2 milestones; paying your house in full and reaching MOP.
So to your question whether you should rent out for a period of time and cash out after is very dependant on your current family situation.
These are some of the questions you and your spouse have to ask :
1) What is this current property for? Mainly for investment or a home to settle down?
2) how much is the cash proceed you can get now versus the rental yield? for example, if you can get $100,000 now versus $3,000 monthly, which will you choose?
3) Has your financial objective change from 5 years ago? I believe you and your family have taken great measures and being prudent throughout the 5 years to be able to achieve such feat(paying a property fully within a short period of time).
4) Is your home paid by CPF or Cash? If by CPF, accrued interest will still continue until you sell your house. The longer you hold your house, the more accrued interest you will need to pay back.

I wish you all the best in your property journey. Feel free to contact me at 94508732  so I can understand your needs better.

Hope this helps.

Have a good day ahead.

With regards,

Hi,

This is a very good question. You may already received many responses so far.

There are many factors to consider:
1) Current Market Situation:
Current rental market is weak compare to what it was a few years back, before 2012.
The rental received current is not as lucrative as expected. The rent recevied is at least 20% below what it was before, and the vacancy rate is high.
I've seen flat left vacant for more than 6 months before a right tenant found.
What is the current sales trend, will it improve from now? You will need to see beyond only public housing, but also private housing.

2) Future Market Situation:
Usually, we will invest along with govenment in order to get something more promising.
What causes current rental market to be weak compare to what it was?
What are the future plan from government, which are the one that affects, and will this prolong?
It is no doubt that layman, even current landlord, seller, buyer does not have a good grips of what happen.
You need someone who are on the ground to advise what could be the future market, and how it goes from now.

3) Current income situation:
The income level published by government is so how misleading. You may thought you are low income compare with the statistics or vice versa.
It is only after running through a financial analysis before you understand which state you are in.
However, not many people will to look into their existing asset carefully to understand where they sit.
In fact, doing a financial anaylysis is not as scary as you think, this is a process merely to determine whether you are in the right state to invest or to stay put.
You will be able to assess the risk factors, and at which level to decide the next step.

4) Future income situation:
Although this sounds funny, how could someone foresee their future.
I'm not saying we are able to accurately forecast future, but to create different scenario to decide whether worth the risk, and should we work hard to achieve or sit back and wait for things to happen.
In general, there are something is achieveable, and by careful planning, the risk can be minimise.

5) End result:
Where do you see yourselves in 5, 10, 25 years later? What are you intent to achieve in these milestones?
Above are the question you should consider before taking the leap.

There are many facts and info that would be too lengthy to share over here. Apology for not able to elaborate furture.
You may see there are many decisions and lots of facts to go through before a logical and sensible decision could be make.
If it is not too inconvenient for you to spare an hour before making a big decision for your life, I would suggest to meet over a coffee session to present all the info.

Hope the above answer to your main concerns, but if there are more queries, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

Best regards

Hi,

I think that there is no right or wrong answer to your question. It will largely depend on you and your family profile (age, income, financial commitment etc), and also your expectations 5 years, 10 years, 20 years down the road. Your appetite for risk (can be age dependent) will also play a part in your decision making.

Every family profile is different, and I will need more information from you before I can give you a more appropriate recommendation that is most suitable for you and your family.

I am experienced and well-versed in both private and HDB resale transactions. My area of focus is in Central/Queenstown/Bukit Merah/West region, and I am blessed to have transacted several record-breaking "million-dollar" HDB flats over the past 1-2 years, with many others in the $900k+ range.

I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
Robbie Chen
