Good morning Mdm,

I assumed you purchased your existing HDB under Single Singapore Citizen Scheme.

You can hold on to your HDB as you already legally eligible to do so when you are a single and definitely okay when you get married. Your fiancee is able to purchase landed BEFORE or AFTER marriage cause you already fulfilled 5 years minimum occupation period and even if you decide to add your hubby as occupier in your HDB.

17% ABSD will be payable if you decide to be one of owners for the prospective landed purchase because it will be your second property purchase. It will be best to be purchased under sole name which is his unless he is a SPR then it will be a different story as SPR needs to seek approval to buy landed.

I assume you purchased the resale HDB under your sole name via single Singaporean citizen scheme.

Yes you can keep the hdb as the MOP is met and will be eligible to do so, since the hdb was purchased before you guys got together. He can also purchase the private property or landed property (assume he is singaporean) on his sole name before or after the marriage, and no ABSD is applicable since it is his first property.

If your name is included in the landed property as an owner, 17% absd is applicable since it is your 2nd property. Yes both properties can be kept.

1) Yes, you are allowed to keep your HDB after you are married. Unless you are buying a new EC or another HDB flat. You can always keep your existing HDB flat.
2) There will only have implications if there is a separation in the future. If he buys the property before marriage, it will be his only and does not need to share after separation. If he only buys after marriage you could have a share if such a life event happens.
3) Yes, there will be ABSD incurred if you joint name with him to buy the property. But as you highlighted earlier, the property will only be under his sole name. Then there will not be any ABSD incurred whether he buys before or after marriage.
4) I would like to clarify that to a citizen it is only an HDB flat that has restrictions on the number of units owned and have to observe certain rules and regulation. Once we meet the MOP, we are free to buy one or more private properties without any restriction, except have to pay more tax.
Since your flat already met the MOP. Keeping both the HDB flat and private property is never an issue.

Let me answer your queries:

1) Yes, you can keep the HDB flat even after marriage.

2) There's no major difference whether he purchase before or after marriage, except for the difference in his age, which may affect his loan amount.

3) ABSD is payable based on the property count of the Buyer when making the purchase. Hence, if he is a Singapore Citizen, and does not own any other property prior to the purchase, he will not incur ABSD for his first property purchase.
