I have a 3 room flat (below 5 yrs MOP). Wall between the 2 rooms has been hacked away and is replaced by a folding door in between. I will be staying in 1 of the bedroom. Is this still eligible for subletting the room?

Hi,

Under HDB regulation, you are allowed to sublet one bedroom in a 3-rm flat.

There are no other restrictions on others, thus implying it is eligible.

However, dependent on the tenant whether he/she can accept such arrangement as majority of the tenant expecting a solid wall demarcating two rooms.

Though it is legal, but finding tenant would definitely takes longer time than normal. And rental rate will also be affected.
