I have a 3 room bto flat that just mop i want to sell and upgrade to 4 room resale flat.. my wife is not working but she is the co owner of my flat.. will it affect getting loan from hdb and if i use contra can it ease my burden?

Hi,

If there is no income at the moment, that will affecr the loan more. With that said, as your 3room BTO likely has appreciated, it may be sufficient to fund a large part of your 4 room older resale property. I have worked on various similar cases and would be happy to assist further.

Hi,

1) HDB loan is tabulated on household income and not necessarily how many people stay in.
2) Your wife as co-owner will not reduce the loan even though she has no active income.
3) It is true that using ECF can ease your burden when your loan is insufficient to cover your purchase because the returned CPF + accrued interest will be used directly to your purchase.
4) I assume you are using a 2nd HDB loan, do note there is a thing known as "right-sizing" policy; i.e. half of your cash proceed from your sales will be used to pay for your purchase. So that your loan will be reduced to a minimum.
5) Note that using ECF will require you to submit both resale applications on the same day. So you have to inform your buyer and seller to allow this to happen.

Dear Sir,

As your wife is not working, only your income will be used for the loan assessment to determine how much you can borrow. Your 3 room BTO will definitely be a positive sale and therefore you can make use of your sales proceeds to finance the 4 room flat purchase. Contra in your case may not be necessary if we time the sale and purchase simultaneously.

It will be good to do up the finances first and ensure that you do not overstretch yourself before you proceed with the upgrade. Hi Sir,

Yes, it is possible. However, do take note that by using contra, this means that you will be taking a second HDB concessionary loan, and you will need to set aside half of your cash sale proceeds for your next flat purchase.

You may wish to consider the option of using a bank loan for your next purchase, so that you will have more funds for rainy days.
