Good afternoon buyer,

Since you have a valid IPA, you need to fork out 20% downpayment.

Initial outlay of purchasing a HDB:

1) 5% cash downpayment
2) 15% CPF OA/ cash downpayment
3) estimated 3% buyer's stamp duty
4) legal fees
5) misc fees like valuation fee, resale HDB submission fee, stamp duty for mortgage etc.
6) agent commission is 1% of purchase price plus 7% GST

Afternoon,

With 80% loan, 5% down payment must be made in cash and 15% of it can be pay using CPF. If you are SPR, you will need to prepare 5% more cash for ABSD. Legal fee ranges from $2400 to $3500. Other miscellaneous fee will sum to around $500, excluding agent's commission.
