I have 170000K in CPF,intend to buy 3 room/4room flat at Yishun.Pls advice what are the proper procedure to be done/any new regulation/banks loan/agent fee/is the property will stabilise next year/whats the COV expected

Afternoon,

With the amount of CPF you have, I would assum you are SC and above 35 years old. If you are first timer, you can apply for HLE, else I can get a banker to assess how much loan are you eligible to. From there, I can help you compute how much cash you require for the purchase, monthly installment amount and misc expenses that you will incur.
COV will stablise but overall selling price will still climb.

Hi Robin,

I am only able to answer 1 of your questions confidently, which is the typical COV expected for a 3/4room HDB is between $10k-$50k depending on the condition. As for the rest, I'll need to know what is your understanding to the current regulations, otherwise it will be too long to type it out here. Alternatively, you may wish to visit HDB website for the information you require.

As for the property market next year, the market sentiments is that prices should stabilise but no one can be sure. It is about your own comfort in committing to a purchase now as long as you think you can afford to purchase a property.
