I happen to see the remarks today:

The Lumiere by BS Capital sold its 990 square foot unit for almost $2 million, which translates to about $1,999 per square feet in April – the most expensive unit sold in the development.
At 76, Shenton Way, Hong Leong sold a 969-square-foot unit for over $2 million, or $2,071 per square feet.

Can any expert provide me the following questions with some perspective advise please?
1) Am I right to say the most new CDB area private properties will cross this average $2000 psf from now ??
2)Should I move in to purchase now ??

Hi,

Most are old news, as during the launch period, prices are selling ard the area before the new government rulings. Should wait and see for 1-3months before deciding. Any news or last transacted are past news or residential index is base on past data and does not truely reflect now and present.

I agree with Joseph.

However, let me state this scenario.
A client of mine once saw this project, units going for sale at 1400 psf. Last transacted at 1380 psf. He had an reserve price of 1370 psf for the particular project. However, due to increase in prices, the project psf escalated to 1560 psf. Buyer did the same thing again.. did not manage to get his offer through. He ended up getting the project at 1600psf.

For the current scenario, if you are thinking of getting the project so as to flip in 3 yr later, i would advice you to wait. But if you are looking at investment, there is never a time too late to buy.
