I got few question to ask.

1) My wife got a flat with her mother, her flat mop 18 March 2018 can we market the flat while waiting for approval letter to sell.

2) As we booked the flat bto waiting for our bto keys we must sell her flat in order to get bto keys, we are 1st timer hdb loan as her bedok house she used bank loan that why need to sell open market.

3) Helping her step dad & mother to buy a flat which cost $300k below looking at 4 rooms as she got 1 sister & 1 brother.As branch officer checked that her parent can take 2nd hdb loan & budget of the house must die2 below $300k.

We are looking for a agent that have a good marketing strategy to sell her HDB flat asap while the processing of the letter we might get by end of this month.

Happy 2018 to you!

We can start marketing the unit but we can only issue the option to purchase on the MOP date (18 march) or once HDB approves their sale.

In order to find a qualified buyer asap, we can consider to do homestaging as in beautify the unit and do a virtual tour.

Yes its correct that your wife has to sell off current flat because one cant own 2 HDBs at the same time. Your wife is required to sell off current HDB within 6 months upon key collection.

Does she require to use funds from the sale to finance the BTO purchase?

Lastly, it's difficult to purchase a resale 4rm flat within $300k and choices are limited. Usually the unit will be in not accessible location, low floor, original condition and old. Hope they dont mind these.

Do take note that they wont be able to utilise maximum loan and CPF usage if flat is more than 40 years old too.

Dear Sir,

Congrats on collecting your BTO keys soon. Let me address your questions accordingly.

- Yes, we can start marketing your moth her-in-law’s flat now. However, we can only issue the Option-To-Purchase (OTP) on/after MOP date @ 18th March 2018 or, alternatively, once after we received the HDB Early Sale approval (if, any). Not to worry so much as we can advise you on this matter.

- Typically, HDB will allow some grace period for your wife to dispose the existing unit (6 months) upon getting your BTO keys.

- As for the replacement flat for your mother-in-law, it is great that they are allowed to take the 2nd HDB Loan. There are 4-bedroom flats under 300k available in the market. We need to know their preferred districts/areas before shortlisting for them.

Thanks for sharing about your plans. Yes we can market it earlier but the formal OTP can only be dated in March unless the appeal letter approval comes in earlier.

Since the MOP is nearing and the key collection of your BTO unit is due, we can write to HDB to request to sell the HDB unit slightly before MOP. Before we market the unit, I would like to know the following details:

1) Actual address of unit so that we can know if there is any ethnic restriction on the unit
2) Remaining lease of the unit
3) Upgrading cost payable by the prospective buyer
4) The financial aspect on your current unit

With the data, we can work on the financial details for the BTO and resale unit purchase.

Dear Sir,

You have a strong case for the waiver of the MOP and therefore I think you will stand a good chance of getting the approval to sell. You will not be able to grant the Option to Purchase before the official waiver is granted but it is always good to start marketing early to secure the available buyers.

I have assisted many clients who are in a similar situation, assisting them to transit smoothly from their current HDB to a new BTO flat. You may want to sell at the fastest possible time but it is equally important to sell at the highest price possible!

I have consistently achieve record breaking prices for my clients within the shortest possible time and are very familiar with bedok area having done many transactions in the area.

As for the purchase, they may want to consider getting a 3 room instead or if the brother or sister is working, they can consider buying it together so as to increase the eligible loan amount.

Hi,

1) Athough the new HDB resale process has reduce from 20 weeks to 8~9 weeks. Marketing period is still not easy definite, but with the right marketing strategy, it should move in a reasonable pace.
Thus in order to complete in earlier timing, it is always advisable to starts early.

2) The fact that you have 6 months to dispose off the current HDB upon BTO key collection.
The rationale behind is to ensure you have roof over your head upon selling, not the other way round.

Selling in open market is always better than returning to HDB directly as HDB might not want to take it back or even doing so will be in a very low rate compare to selling in open market.

3) Parents + 1 brother + 1 sister, ideal would be a 4-room flat, with 3 bedrooms.
With a budget of <$300k, majority of these flats are located in Woodlands, Yishun, and some in Jurong West & Choa Chu Kang.
