I currently own a private property. If I want to sell my current property and buy a resale flat with my wife but under the Owner-Occupier scheme, can I do this immediately, or do I need to wait 30 months before doing so?

Hi John,

You need not wait 30 months since it is a resale flat that you are getting. You can do the sale & purchase of both properties concurrently. Would you need your sale proceeds to return before you are able to complete the purchase?

Hi Sir,

Allow me to clarify, you may purchase a HDB with your wife before or after the sale of your private property. If you purchase the HDB before the sale, you will need to sell the private property within a 6 months period. There is no need to wait for 30 months.

For the HDB purchase, both of you can be owners or one of you be the owner, whereas the other one as the essential occupier to form the family nucleus. Only the owner will be able to use his or her CPF to finance the purchase. Both the owner and the occupier will need to serve out the 5 years Minimum Occupation Period, during which both are not allowed to purchase a private property.

I have assisted many of my clients to transit from a private property to a HDB. Planning is important in terms of your timeline and the finances so that you can transit with minimal cash outlay and move from your current place to your new place without the need for an interim housing solution.

You can purchase a resale HDB immediately, does not need not wait for 30 months.
Time bar period of 30 months after disposing off the private property apply if you purchase a BTO flat

By the way, yes you could purchase a resale HDB flat right away after selling the condo. Usually what I would do for my clients would be we will market the condo and then view HDB flat at the same time and doing both concurrently so that it will be a smooth and seamless transaction where my clients could move into the HDB flat right away selling off their condo.

I am glad to inform you that you are able to purchase a HDB resale immediately without waiting the 30 months period. You would not be eligible for HDB loan and thus have to take up a bank loan for financing. The 30 months period is only for BTO purchase or if you are intending to take up first timer grants or HDB loan for your purchase. In fact, you may even purchase a HDB first and sell off your condo within 6 months of purchasing. If you time your timeline properly, you may even transition to your new house smoothly without needing for a temporary place of stay.
