I currently own a condo unit (with existing bank loan) and am planning to sell it as it has reached MOP of 3 years. At the same time, I am intending to get married and buy a resale HDB with my partner, who currently does not own any property. If we were to buy the HDB first and complete the condo sale after, is our combined LTV still capped at 45%?

Hi,

1) The tabulation of TDSR is based on your income. Thus if you have a current mortgage loan, your next mortgage loan amount is definitely affected.
2) If your income is sufficient to service both mortgage loans, it will limit to 45% only.
3) Your partner's loan will not be affected. But it is obvious that the total loan amount will be affected.
4) The impact could be major or minor greatly dependent on your partner's income whether is very much higher or lower than yours.

Hi,

Its possible that certain banks can grant the LTV of 75% for the purchase before selling off the condo, subject to some terms & conditions fulfilled. Do note that you are required to sell off the private property within 6 months of key collection to the resale HDB.

It is advisable to do both sale & purchase concurrently so that there is sufficient time to market the property for sale to get a reasonable offer.

Dear Sir/Mdm,

For HDB, your LTV will still be 75% because it is compulsory to sell the private property within 6 months from the HDB purchase. However, do not that by buying the HDB first, you will not be able to use the profits from the sale of the condo and the CPF plus interests that you have used so far for the HDB purchase.

Hi,

Firstly, there is no MOP for private properties. MOP is only applicable for HDB flats, and it is 5 years, not 3 years.

You can sell your condo anytime, as there are no restrictions on the sale.

In terms of your HDB flat purchase, LTV can be up to max 75%, regardless of the number of mortgage loans you currently have. This is because you will be required to sell off all properties latest within 6 months upon the HDB flat purchase.

Do take note that for Buyers with at least 1 Singapore Citizen to form a family nucleus, ABSD is not applicable. ABSD of 5% is applicable for SPR/SPR buyers.
