I currently own a condo that is still under construction and may take awhile. My girlfriend is turning 35. Is it a good idea for her to buy a resale HDB now? If we get married soon after she buys the flat, will we encounter problems with the HDB admin issues (e.g. do I need to list myself as an occupier) and any HDB housing grants?

Hi there,

As long as you get married after the HDB resale completion, that's fine. Issue would be whether the HDB is for your stay or other purposes.

Feel free to contact me for further discussion.

Hi,

If she qualifies to purchase under Single Scheme, she need not include you in her application as occupier.

In terms of Grants, she will qualify for Singles Grant, or Half-Grant, if she meets the eligibility conditions.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,

Hi,

1) Whether it is a good idea for her to go for resale HDB dependent on 2 main factors:
(a) Financial status: is it the only choice she has that she can only afford HDB.
(b) filial piety: She prefers to have a place nearer to her parents so as to take care if needed.

2) There is no implication as long as you don't register your marriage before the completion of the purchase.
You can still keep your condo.

3) Grants: there are 2 grants she can apply for:
(a) Single grant: $25k
(b) Proximity grant: $10k (within 4km of her parents)

4) Do note current is a seller's market. Most of the HDB flats already asking for higher than valuation value. She will have to prepare to fork out extra cash in her purchase.
Thus do be careful in your negotiation and check out the market rate before committing.

Hope the above answer to your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
