Good morning,

For such an approach mentioned, you will not be eligible for ABSD refund. To avoid ABSD, both properties have to be sold or the owner name purchasing the 4 bedder cannot have property ownership at point of purchase.

Hi,

ABSD is only eligible to remission or refund or exempted from 1st matrimonial home.

The conditions are as such:
(1) Must be couple and both declared ownership of the property
(2) At least one of the owner is SC
(3) Both does not own any property at the point of purchase.

In your case, let's assume only one of you are declared as owner for each property.
(1) By selling off 3 bedder, than purchase the new (4 bedder). You will not liable for ABSD.
(2) By selling off unit 2, purchase new (4 bedder), will not liable for ABSD.

Do note that the sequence has to be right, must complete selling first or at least receive OTP to appeal for ABSD exemption.

But if you are the only sole owner for both property, than you have to sell off both properties first before purchase to avoid the ABSD.

You will only be eligible for ABSD refund if you have sold off both properties, before purchasing your next property (to be purchased with both husband's and wife's names) as your "first matrimonial home".

Do take note that at least one party must also be a Singapore Citizen to be eligible for the ABSD refund.

Assuming you are part of a married couple Jointly buying a 4 bedder condo matrimonial home , yes You are able to claim back your ABSD if you are willing to , FIRST sell away one property , THEREAFTER jointly buy the 4bedder matrimonial home condo as per your plans , and concurrently or latest within 6months after collecting key to your 4bedder matrimonial home , sell off your previous property too , in short only own 1 property eventually.

Alternatively AFTER selling off both your existing property , assuming you are a couple , each of you can individually buy 1 property each without paying ABSD at all . Almost like a couple owning two properties without having to pay ABSD .

Amongst few other conditions , another condition you need to fullfil , at least one of you must be a singaporean .

Dear Sir/Mdm,

Unfortunately you will not be eligible for the ABSD refund as it is only valid if you are purchasing a matrimonial home which is your first home.

For your case, to avoid paying the higher tier ABSD, you should time the sale and purchase instead. Secure the buyer for the 3 bedder before you confirm the purchase for the 4 bedder.
