I currently have a flat and plan to move house. Have not engaged an agent yet. Was looking through listings on propertyguru and saw that some sellers require extension of stay.

I understand extension of stay only for 3 months and I believe I would need extension of stay as well for my current flat so that I can have sufficient time to renovate the new place. Can I ask how does the process goes about if both seller and buyer requires extension of stay? Or is it that I can only look for sellers that are doing pure selling? Thanks.

Good morning,

Yes in this scenario, it is ideal to go for flats where the sellers do not require extension, unless the renovation design of flat is so well maintained and exactly to your liking where you can just move in and do minor alterations slowly over time. The other way is to rent a temporary place or bunk in with the parents for a short period while reno is ongoing.

There are also flats where sellers who at first need extension but after some time may no longer need it because they have found a solution and are able to move out first, hence we need not rule them out yet.

Do take note that eligibility to obtain temporary extension will depends whether have you commit to a purchase so we havent commit to purchase, we wont be eligible.

So our timeline needs to be planned properly to avoid your family being stranded.

Just wondering will you need funds from sale to finance purchase? Will you be able to buy first then sell?

If you require funds from your sale to finance purchase, it will be best to source for units that dont require extension, unit is vacant or tenanted (HDB cant be sold with tenancy) etc. I managed to do so for many of my clients before.

Alternatively will you be able to bunk in with your family members if all our solutions are exhausted?

Timeline:
- It is better to find sellers that are doing pure selling without extension
- Do you have temporary place to stay in between selling and buying?
- Extension of stay is typically allowed when both the property seller and the buyer request it.
The process involves both parties agreeing to extend the stay period, typically within three months
However the extension of stay can be negotiated to less than 3 months

Buying:
1. Do you intend to take loan for your purchase?
If yes, Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker/HDB.

Hi,

1) In the past, an extension of stay was under a private agreement between the seller and the buyer.
2) However due it is violating the HDB MOP policy and IRAS taxation under the such a private agreement.
3) Therefore the HDB later came out with this official extension of stay where this must be registered with the HDB in order to be legalized.
4) The seller must already have the next house ready in order to be able to register with the HDB for an extension of stay:
(a) Have an exercised OTP for the next house.
(b) Recevied an official letter with the date for their key collection from the HDB on their BTO.

5) It will be easier for you to avoid these units that need an extension of stay so that you could have ample time for your renovation.
6) Otherwise buying those with an extension of stay will not do you any good since you need the time for the renovation.
7) As of current listings I had observed, there are almost 50% or more that need an extension of stay.
8) It is best you could check with the agent before arranging for viewing whether the seller needs an extension of stay if there is no indication on the descriptions of the listing.
