Asked by
I co-own an HDB with my father, and the MOP is going to be up soon within the next few months. My girlfriend bought a resale condo by herself recently and we plan for marriage shortly after my HDB MOP.

My question is whether am I still eligible for 2nd BTO application with my father right after my marriage? (If her name is not part of the 2nd BTO occupier)

Hi Sir,

If you would like to apply for a second BTO with your father, you will have to do it before you get married.

If you get married, you will not be eligible to apply for another BTO flat until at least 30 months later, as your wife owns a private property. She will need to dispose off her private property, then wait out a 30-month period before both of you can apply for a subsidised flat.

I am experienced and well-versed in both HDB and private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,

Hi,

1) When you get married, you are no longer single! :-))
2) Your marital status changed from single to married.
3) Thus when you buy an HDB flat regardless of BTO or resale after married. Your spouse must be involved. She will automatically become an occupier if not the owner.
4) You cannot be an occupier in your wife's condo after marriage because you are still an owner of an HDB flat. This is fine. Because cannot force you to sell off your current flat due to a change of marital status, which affects your father.
5) Thus if you plan to purchase a 2nd BTO, you have to apply with your wife in the future. In this case, you will be buying under the public scheme.
6) Do note that you will be subject to a resale levy (50% if the current flat is 50/50 between you & your father) of your current flat type; 3-rm=$30k, 4-rm=$40k, 5-rm=$45k to purchase the 2nd BTO.

Hope the above answer to your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
