There is no problem buying commercial.
For residential depends on what type of loan you have taken in 2009 (HDB or Bank Loan?)

If bank loan, you can safely buy a Residential Condo but will need to sell your HDB within half ayear. If HDB loan or grant taken you will need to stay 5yrs before you can sell and buy a Pte condo.
