Hi Avrell,

When it selling, it works differently. Namely your sale price has to cover the outstanding loan, the CPF utilized + accrued interest and transaction costs such as legal fees and agent commission and the balance will be your cash proceeds.

Hi Avrell Menezes,

You are very wise to apply for bank loan when you bought your flat in 2011.
Due to the low interest rate enjoyed throughout these few years, you had saved quite an amount in interest compare to HDB loan.

How much you get back dependent on following:
(1) Success Selling price
(2) CPF + accrued interest (https://www.cpf.gov.sg/members) log in with your singpass and check under section C to check how much you need to return to CPF OA account.
(3) Outstanding loan. For estimate calculation, you may use the latest bank statement for reference. Exact amount will be the amount on the actual day of remission
(4) Legal fee: $2k~$3k (dependent on lawyer, must in the your bank's panel)
(5) Miscellanous: resale application, transferring of mortgage etc. Few hundred.

(1) - [(2)+(3)+(4)+(5)] = Cash.
