I bought my 3 room hdb resale under single scheme with grant and this unit will reach MOP in April 23. I have plans to buy a bigger resale unit with my husband, but he has just resigned from his work, last day if service 31st Dec 2022. Can we apply HLE now while he is still consider working and is able to provide 3 months pay slip up till dec 22.

    Thanks Su Su, in this case, assessment for HLE for self-employed will have "haircut" thus unless his income takes a jump upwards, the overall HLE maybe affected in time to come when you submit the payslips during resale application stage. Do you have a timeline for this upgrade in mind? It could be wiser to hold back another 3 months if you are not in a rush to make the switch if you are relying heavily on the loan amount to your next move.

Hi Susu,

I assume he will be continuing employment immediately after the last day. Yes you can try to apply now as the HLE validity will last for 6 months. However do note that since the next flat requires both your names to purchase, you can only do the paperwork from April 23 onwards since you need to fulfil the MOP of 5 years.

    Hi Susu,

    In this case it will be a bit tricky as even though your husband can apply for HLE now using his current pay slip, HDB will require him to submit the latest pay slips during the resale application processing period a few months down the road. Regardless, still advise him to submit now, but when April comes, both of you can apply again the HLE since your name is also available to apply for the HLE once the MOP has been fulfilled.

Hi SuSu,

1) An HLE will be valid for 6 months, you will need this to be valid at the time you submit your resale application.
2) You won't be able to apply for an HLE while not meeting your MOP.
3) Based on (1) & (2), I don't think applying an HLE now is a workable plan.

Hi SuSu,

1) An HLE will be valid for 6 months, you will need this to be valid at the time you submit your resale application.
2) Let said your HLE application is successful and you receive it on the 2nd/3rd week of Jan. Your HLE will be valid till the 2nd/3rd week of June.
3) You will have to offer an OTP at least 1 week before this HLE expires. Meaning you have around 5 weeks to decide on your next house.
4) Although theoretically, it is workable it will be a bit rush for your next home without exploring your options.
5) I would suggest you apply nearer to your MOP so that you can have an easier and more relaxed mood to search for your next home.

Your husband can apply for HLE now using his current pay slip but HDB will require him to submit the latest pay slips during the purchase of the flat. In this case, if you intend to upgrade, he should try to secure a new job as soon as possible so that the overall loan quantum will not be affected too much.

    He will be self-employed after 31 dec 22, so if we apply HLE now with his payslip from current employment, and during the purchase of flat, let's say it is still within the 6 mths validity of HLE, and HDB will reassess the finance based on self employment instead?
