I bought a HDB with my mum before i was married, and i stay with my parents. now im married and my wife would like to have a place of our own, but i couldnt buy a house with her because my parents are not working, and could not service the current hdb outstanding loan. she isnt highly paid enough to secure a good private housing loan either. Am i able to transfer my ownership to her, while my mum remains as one of the owner? this way the housing loan can be serviced under her name, and i can use my name to buy a private property

Hi,

1) You can transfer your ownership to your wife provided her financial status is able to receive a sufficient loan amount.
This can be done without an agent. Suggest you use the E-service to liaise with HDB to assist you over this:

2) Upon transfer your ownership to your spouse, you are free from the count of property, assuming you do not have any other residential property.
3) If you are SC, you also free from paying ABSD when you purchase private residential property.

Hi,

I would strongly advise against taking this step.

Firstly, it may not be wise to include your Wife as a co-owner with your parents. We do not know what issues will come up in the future.

Secondly, should you do that, your Wife will need to serve a 5-year MOP for the flat, which means, you will need to wait for 5 years before being able to purchase your private property.

Based on your situation, there could be other avenues which you may explore. I will need to understand further to be able to give you a more appropriate recommendation.
