I bought a HDB flat before marriage under the single scheme. I’m now married and contemplating buying a private property under my wife’s name without me selling my HDB. The issue that we are facing is the limited loan quantum that my wife can borrow on a single income. Is it possible to have the loan under two person’s name (I.e. taking into consideration my income) and yet the private property is owned only under my wife’s name (I.e. to avoid ABSD)

Dear sir/mdm,

Unfortunately, if you are not an owner, you are ineligible to become a borrower or guarantor. I am unsure why are you planning to hold on to the HDB, is it due to sentimental reasons or do you project a price surge in future so that you are looking to make more out of the sale eventually when it peaks?

If you want to include your income for loan application purposes, unfortunately you have to be included as co-borrower and co-owner as well. This means ABSD is applicable.

There are other possible ways to try to bump up the loan quantum. Perhaps we can explore that together? May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

While your wife can purchase a private property under her name, the loan can only be based on her income and cannot include you.

MAS states that Owners need not be Borrowers, but Borrowers must be Owners of the property. Hence, if you're not the owner of the property, your income will not be used for loan assessment.
