I and my partner are under separation and we would like to transfer the ownership of the house to the husband's name once he reaches 35 yrs old.

However, it's still a few years to go. Is there any way we can appeal to HDB for this case since we are already separated? or can we engage un agent/ lawyer on this?

You can definitely appeal, however, it is a matter of what the chances are for the appeal to be approved. The criteria for single ownership of HDB flat to be 35 years old has been quite clear therefore if there isn't any compelling reasons for the appeal to be approved, I do not see who else can assist this. 1) There are a few items that need to be addressed clearly over here:
(a) If both of you have been married for at least 3 yrs, and this is a non-contested case, there is a need to be continuously living apart for at least 3 yrs before the Writ for Divorce can be filed.
(b) If your marriage is less than 3 yrs, then your filing might be revoked. It is recommended to seek professional advice from your lawyer.
(c) Have your HDB flat met MOP as stipulated by the HDB?

2) The main reason to highlight (1) is that they are affecting when your actual divorce will take effect to determine what action to take.
3) Let said that you have completed all the legal processes of divorce and received the final court order:
(a) HDB flat has not met MOP: According to feedback from clients, appealing to the HDB to sell in the open market usually will be rejected and the HDB will take back the flat at around 20%~30% below market rate.
(b) HDB flat meets MOP: you need not appeal to the HDB to sell as you have the free will to dispose of it in whichever way you deemed right.

4) If by the time you received the final court order, your spouse has not reached 35 yrs old. The family nucleus has broken down, and none of you are eligible to keep the flat, please see (3).
5) It is strongly recommended to seek professional advice from a family lawyer on your separation issue first before working on the flat, especially on the timeline to understand where you stand.
