Unfortunately no, can't get housing grants for this even though you are first timer. The new EC eligibility rules still apply as well.
Might consider Parc Central Residences EC instead? EC grants up to 30k is possible. I will be there at the showflat tomorrow. Do let me know!

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Hi,

As the EC is bought from the open resale market, you will not be eligible for the grant even though you still have to fulfil the criteria for owning an EC that is within the 5 years MOP. You may want to consider the New Launch ECs instead.

For ECs that are within 5 years MOP and approved for sale, it is considered as a brand new EC and therefore if you are a first time buyer, you will be eligible for the CPF housing grant.

Unfortunately, EC that have special approval to sell are still considered resale EC and no grants is eligible. In addition, you may only sell the EC once the 5 year MOP period for the development is up. You may want to consider a brand new EC instead.
