I am trying to sell my 5I HDB flat. It so happens that there is a new integrated development coming up within walking distance of my HDB flat. The new condo will meet its TOP around 2025, while the retail shopping mall will be completed and in use from May 2024. Will the opening of the new mall increase the valuation of my HDB flat?

Hi, yes it might, the valuation of your unit is usually referenced by the recent transaction of prices of the units around you as well as the condition of your house. If the recent transactions have been high due to the upcoming mall, the valuation of your house might be higher too.

Hi Benjamin,

Yes it will definitely be a catalyst to give the surrounding areas a price boost. Some buyers may be already factoring in this and adjust their offers accordingly, so it does not mean you will be "losing out" when selling now. In fact hdb prices are already at all time highs and it is good to take advantage of this window, as you never know housing policies may tweak or economic situation next year might become uncertain.

There could be potential increase in terms of demand from buyers due to these amenities coming up, where buyers tend to compete with one another when making offers, thus driving the prices up and as a result, valuation may increase. Nevertheless, I do not think that the impact will be that huge as of now since you mentioned that these amenities are due to be operational soon, thus the impact on prices would have already set in.
