It depends on your unit location, condition and balance lease tenure. What's your objectives? If it is to upgrade, if you sell at a higher price, chances are you be buying at a higher price later also. You will have to assess whether it makes sense to wait it out. The HDB prices have stabilised based on data released from the last few quarters. We are starting to see increasing volume of transaction as more potential buyers are re-entering the market to look for a flat.

In the long run, prices will increase due to inflation. However, as HDB has been ramping up supply of new BTOs for the last few years, there may be an oversupply of flats in the next 3-4 years. For the private condo market, due to the completion of many new projects in the next few years, similarly, prices may face downward pressure.

May I know what is the purpose of selling your HDB? Is it to upgrade to a private condo? If it is for upgrading, then this may be a good time to look around since HDB prices are stable and there are a plenty of choices in the private market.

Hi,

It depends on the location and type of unit.

HDB prices has increased over 200% over the past 10-15 years and I personally feel the crawl is going to be very slow if not stagnant. We are not in the era whereby a HDB cost only $200k or less for a BTO whereby HDB is termed as our asset/ gold pot,

Whereas, if you can explore the private properties with the sales proceed of your HDB flat; we can be preparing for 2019, whereby there will be a shortage of flats as compared to the new immigrants that are coming in.
