I am SPR married to US citizen mainly residing overseas. I have a 5A amk HBB already MOP. Thinking of selling flat and upgrade to condo and possibly rent out condo when we are gone longer. I am not working and spent most time abroad with hubby and some months in Spore annually. Hubby is sole income of 95k. 1) Is this considered a foreigner purchase even I am SPR? Downpayment for us is 20% or 40%? 2) Hubby has great credit score in USA but how do spore bank evaluate overseas income and credit? 3) is there more demand to rent HDB or condo?

Hi Blue snoopy,

1) As long as income statement can be verified and that means of financing the purchase can be substantiated, banks will have no issue in granting loan for the purchase.

2) I'd regard HDB as a safe asset as rental yield is definitely higher and cater to mass market more than private condo/apartment, although the latter may have better capital appreciation potential.

3) Bank loan is 60% if you have outstanding housing loan, otherwise, should be 80% but final figures will be assessed by the banks according to your financial portfolio.

I have a bargain buy unit in D10 River Valley area asking for as much as $400k below bank indicative value and yet still negotiable. If you are interested to know more, can always contact me.

Evening,

As for the loan, it would depends on whether you intend to purchase the condo first, or sell your HDB unit first and whether you have any existing mortgage loan. If you have existing mortgage loan, or intend to purchase first, bank can only loan you a maximum of 60% loan.
As for your spouse's income, as long as he can provide necessary documents to verify it, the bank will be able to accept, during assessing your mortgage loan.
Private have lesser regulation, when it comes to rental, in comparison to HDB.
