You will need to physically occupy the HDB to fulfill the 5 years Minimum Occupation Period.
You may want to consider investing in a private property instead as you will be able to rent it out immediately upon purchase or you may purchase those under construction so that it will only be ready 2-3 years down the road.
It will be a better option as compared to HDB as you will be able to generate rental income immediately and it may offer more upside capital appreciation potential as compared to HDB.
