I am Singapore Senior Citizen, age 61+. Divorced. I need to sell my flat within 12 months, no finance. But, I apply HDB short-term 35 years Flexi Flat under balloting. Result only can notify in December'23 or longer. Just to check how should I proceed whether to sell my house first or to wait for the result. I wish to know the timeline for my house selling .

Hi,

Is the 2-room flexi flat you planned to get already completed and ready for move in? If so, since results are only out in Dec, I think it may be better to wait for the results first before you do any sale of existing flat. Generally it takes about 3 to 6 months for the whole sale to be completed.

Will you be required to sell regardless your results from your HDB application for short term flexi flat? If there is no certainty that your application for such a flat is successful, it will then not be possible to coincide the timeline of sale to the purchase.

The entire sale process, excluding the marketing and viewing period takes approximately 15 weeks to complete from the date you accept an offer from a buyer, if there is no other terms and conditions involved.

In your situation, it may be best to find out if you are eligible to purchase a resale flat for immediate occupation (worse case scenario if your balloting results are not satisfactory).

You should also wait for the balloting results first, and once you confirmed the unit, you may then proceed to sell, as a safer option. Otherwise, if you are not eligible to buy a resale flat and you don't get a ballot, you will be left homeless if you sell first.
