Yes, showing funds is possible (pledging and unpledge funds) to secure home loan, and also I believe that you are not the 1st or last person as a self employed with only 1 year NOA applying for home loan. If you were previously employed on a regular payroll, this can also be helpful to some extent during your loan application. Speak to a qualified banker instead of real estate agents, because ultimately, we are not the professionals when it comes to financing.
