Hi Bernard,

Yes she is able to buy a resale EC once the EC reaches its 5 years Minimum Occupation Period. However, do note that as a SPR, she will have to pay the 5% Additional Buyer Stamp Duty on top of the normal Buyer Stamp Duty.

Yes, your wife is able to purchase a resale EC that has already met the MOP by the previous owner under her sole name after you have met the MOP of your HDB flat/EC.

2. For PR 1st property, Based on $1 mill, and assuming loan is 75%
5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600
ABSD (Cash/CPF) = $50,000
Legal fee = $2,500 (estimated)

Hi Bernard,

1) Yes, an SPR is allowed to purchase a resale EC or private property under her single name once your flat has reached MOP.
2) It is only the HDB flats that have various restrictions to ensure it is not used as a speculation tool.
3) Do note that other than the 5% ABSD for SPR purchasing the 1st property.
4) If she is also an owner of the current HDB flat, she will be subject to 15% ABSD for purchasing a 2nd residential property.
5) Once purchase ensure you are able to hold it for at least 3 years. Otherwise, you will be subject to Seller Stamp Duty (SSD) at 12/8/4% for the 1st/2nd/3rd years upon selling the EC.

Your SPR wife is eligible to purchase a resale EC under her sole name. But do take note that she will be subject to 5% ABSD as SPR on top of the normal buyer's stamp duty.

Out of curiosity, how come you don't have thoughts to buy along with her?
