I am not too sure if you have been reading up and following the thread, but please do not look into how much COV you can look at as this figure will be included in the sales proceeds (positive sale that is). Have you gotten your valuation done? The final selling price will decide how much cash proceeds will you have made from the sale. When doing your sums, work on final selling price instead of COV. So what if you are able to sell at $100k COV but yet your cash proceeds maybe little?

If possible, let me assist you to do a proper sales planning which will include financial calculations that will assist you to decide on the final selling price.
