Hi Henry, Valid valuation should not be lower than $500k for a unit in your area even if unit maybe not in ideal conditions. Should your unit be a done up unit with favourable factors like high floor without being affected by the afternoon sun or facing the expressway directly to be affected by the noise, you can potentially be looking at a transaction price of $550k onwards. As the government has recently moved to amend the procedure to the resale HDB procedures, you will only know the valuation of the property after you have agreed to the selling price with a buyer, who will then submit the request for valuation upon securing the Option To Purchase from you.
