I am planning to purchase Tembusu this Sat, however I was unemployed last two months and going start my new job next week, I have asked around some big banks about if I can get the mortgage in time, some say no problem some say better not risk. Any advise here?

Hi,
New launches are a safer bet as banks give you loans based on developer prices. They are much safer than resale condos whose valuation is subjective.

Good afternoon,

Assuming your 5% booking fee is not an issue. Yes it could still be possible but are you planning to use CPF OA for the downpayment 15% that is due within 8 weeks of unit booking? If so, your home loan letter of offer must be ready by then before CPF board can allow you to drawdown CPF OA for the purchase.

If it can't be in time, you may have to request for late payment interest waiver for the 15% with the developer but developer may not accept your request. If you are willing to stomach the late payment interest it may still be possible.

If you are using all cash for the 5%+15% + relevant buyer stamp duties, it may still be possible to go through with the purchase because the bank loan is not required for now until foundation payment is called in 6 to 9 months time at the earliest. But you are of course taking a risk since the bank may not approve your loan eventually.

It will be good to work with an agent and law firm who is experienced in dealing with such scenarios. Perhaps we could discuss further at my contact 97432395  .

If you have sufficient funds for the initial payment ie. 5% booking fees, first 15% and the stamp duty, then it is possible to secure the loan at a later stage.

Hi,

1) When come to buying a new launch, the most important is you must have your 25% ready.
2) For this Tembusu grand, this is just launched last Sat. So the bank loan is only needed 6~9 months later.
3) If the banker can confirm that your current salary is able to meet the 75% or the required loan amount you need. Then you may proceed to book a unit.
4) You can apply for the loan again when you worked in your new company for more than 3 months.
