Good morning,

For EC unit, the best deal is to purchase from HDB. If you are looking at resale unit, it would be ideal to consider the available projects in the area.
For resale HDB unit, you will need to consider the amenities and age of the unit. All these intention will need to work along with your budget and ROI.

Hi,

It depends how you define value. Is a more luxurious living (intangible) in an EC/Condo worth you paying the premium over a resale HDB flat? Different people may have very different views on this, hence their perception of "value for money" will be very different from yours.

Apart from value for money. I think you should also consider how much upside do you see for both types of properties.

Government has stressed many times that HDB is for own occupation and not meant for investment. They will be eager to maintain affordability and will do all they can to prevent HDB prices from skyrocketing again.

If you look at it in a capital appreciation point of view, I think the choice is pretty clear.

Since this is likely for home stay, value for money is subjective as it depends a lot on subjective factors such as preferred location, unit size, whether you are selling in 5-10 years again etc which probably you know best. Without understanding your requirements and plans, its difficult to provide a useful answer.

Hi, if your budget allows, then it is advisable to go for an EC. Reason being that moving forward, a HDB unit is no longer deem as an investment anymore.

Dear Sir/Mdm,

I have been posted this question by my clients for many times and the answer is always the same. The best value for money option in the market currently is the Executive Condo because they are basically "subsidized condo". An EC is usually priced 10% to 15% lower as compared to a private condo within the same location.

HDB prices will continue to remain stable and climb modestly due to the huge supply of BTO that HDB is flooding the market with. For EC, study has been conducted and based on historical statistics, majority of EC owners are able to make a tidy sum of profit when they sell after 5 years. Feel free to contact me privately so that I can share this report with you.

Quite a few of my clients have upgraded from their HDB to ECs, some of them have sold their ECs for a tidy sum of profit while the rest are already sitting on paper profit while waiting for their MOP to be over to upgrade further.
