I hope i can assist you on this. Timeline play a critical part since you are migrating and the resale completion can take at least 6 to 8 weeks.

In addition, we will need to allocate time to find potential buyers and to get the best deal for you.

If your flat is less than 5 years, we can't sell it in open market and i will suggest to write to hdb on this.

COV is cash over valuation which will impact the potential buyer as they will need to use cash for COV.

Dear Sir/Mdm,

For selling of your HDB, you will either choose to sell it yourself or you can engage the services of a professional realtor. Basically I will recommend you taking the second option. The reason is not because I am a realtor myself but because you are already in the midst of settling your migration, then it is best if you are able to leave the selling of your place to someone else and you can fully focus on your migration. I am sure the logistics and admin part of it is going to be taking up a lot of your time and energy.

Another reason is because there are many rules and regulations to a HDB sale and if you are not very familiar with the procedure as well as the legalities of it, then it will be good to engage a realtor.

Basically there is not such thing as a lost C.O.V., COV in real estate is a common acronym which we use to talk about Cash Over Valuation. If today we manage to sell the property above the valuation price, then the difference will be known as COV. This COV will need to be paid in cash by the buyers and cannot be counted inside the loan. As such there is no such term as Lost COV.
