Dear potential seller,

How will anyone be able to quote you any figure without knowing the condition of your unit? The figures quoted will be very unfair for yourself and the agent since if the figures quoted does not match with your unit's condition, this will affect the final transacted price.

If you really wish for an estimated figure, perhaps you may wish to take some pictures of your unit for sale and email to me. Alternatively, you may wish to arrange a meetup with me at your unit to assess its condition.

Do take note that COV only accounts for a small portion of your selling price and cash proceeds. Instead of focusing on COV, why not channel your efforts in sprucing up the condition of your unit to improve the valuation price?
