I am looking to purchase a resale private property without an agent. The seller is currently overseas and the agent informed that once we issue the cheque for the OTP, he will send the OTP to the seller for signatory before sending it to me. He will also bank in the cheque on behalf of the seller.

This sounds to me like a dangerous transaction where I’m putting out substantial cash on a verbal agreement for the OTP.

Is this a common practise when sellers are overseas?
Do I need to have proof of seller to the unit’s title?
What else do I need to look out for?

Purchaser of resale private homes need not pay any commissions to the agent they engaged, while the agent will undertake the responsibilities in terms of risk assessment, negotiation and verification of home ownership.
