I am looking to downgrade from an EM at Teck Whye Lane to a 5i flat at Bukit Panjang. Should I sell the house first or commit to the new unit first? Also, is there any levy when i sell the EM? Is the move profitable on my side or should I just stay put in the EM? This will be my third purchase in the resale market. Please revert. Thank you.

Hi Summer,

To sell the house or commit to a unit 1st does not matter too much. Key issue is do you have enough funds for the purchase to go through before the funds from the sale of your EM is collected into your account.

Buying and selling can be done simultaneously and buying part will be particularly tiring due to the house hunting and viewing process.

In the meantime,it'll be great to work out your financial portion of your sales and purchase to understand better your financial health such that you do not over commit. Should you be taking up a bank loan without any housing grants, levies payable will be the upgrading costs if applicable.

Afternoon,

The current estimated valuation for your unit should be around $475k to $515k. The COV asking ranges from $35k to $80k, depending on your unit's condition, level, facing, ethnic restriction, etc.
Prices for 5 room flat have a huge range with valuation of around $450k to $495k and COV asking of around $15k to $45k.
As for whether to purchase first, sell first or purchase contra would be dependent on your financial status. How much cash and CPF you have at hand? Do you need the cash from sales to cover the purchase cost? How much the bank or HDB will be able to loan you for the upcoming purchase? Are you looking for very specific unit in Bukit Panjang and the list goes on.
It would therefore be prudent to meet up and discuss the details and agree with a feastible plan.
